Lake Committee Minutes

In order to keep everyone up-to-date on where the Lake Committee Stands on our list of action items, we've decided email these types of updates to the neighborhood until the Communications Committee has re-established a community website and/or improved communications tool.

Where do I stand on issues:

Lake Clarity
We have completed putting gypsum in the water to clear it up.  We'll be monitoring the clarity over the next several weeks to determine if more gypsum will be needed later in the summer.  At this point, it looks as though it has worked well.

Lake Color (Dye)
Gary Honc and Bill Oglesby have been researching various lake dye companies to determine the product that best meets our budget and color requirements.  Everyone seems to agree that we want to avoid the Tidy-bowl look and go with a more natural and darker blue.  We will be purchasing the same dye they use at the Lake of Terra Marre.  We have 4 lakes compared to Terre Marre's 2, so after we put the initial dye in the water, we'll determine if we need to add more to darken it up.  Dye should be ordered this week and be ready to put in the lakes within the next 2 weeks.

Weed Treatment
Weeds have not be treated to date.  We're waiting to see how the weeds react to the clarity and dye.  Joe Shea has given the weed treatment company a diagram of the lakes showing where the weeds are located and types of weeds that need to be treated.  We're just waiting for confirmation that the treatment has taken place.

Grass Carp
We'll be putting approximately 80 grass carp in the lakes to control weed growth naturally. The fish have been ordered and should be in within the next two weeks.  We must have the carp fence installed on the spillway before putting the fish in the lakes.  Woody Lyles is working on that project and has been working with Mike Mooney to design a fence that is esthetically acceptable to the Mooney's since it will be right across from their lot.  The fence should be installed within the next two weeks just in time for the fish.

Shoreline Maintenance
The South Lake south shoreline is holding up well to the boat traffic, which has included slalom, barefoot, tubing, and light wakeboard traffic.  We've identified two "Watch Areas" at the East and West ends of the lake which we'll be keeping a close eye on as the water rises.  We have yet to groom the common area lot on the East side of the Berry's house.  That is the only lot remaining to be fixed.  Todd Fogelsong has committed to fixing that shoreline while his company is doing final touch-ups to Bill Berry's shorelines.  Chuck Gleason presented an ongoing shoreline maintenance budget to the committee during the last meeting.  David to review with Board prior to next budgeting process.  Until then, we agreed to contract with one of the two companies below on an as needed basis.

Thanks to all the lot owners that helped get the South Lake shorelines smooth and sloped to specification.

Now's the time to fix your shorelines
We can help

We've been contacted by several homeowners interested in getting their shorelines fixed while the lakes are low.  This is the best time to work on your shorelines.  We handed out information at the POA meeting listing the companies that we've worked with so far and that now know what we require from a shoreline/slope perspective.  Just in case you missed it, here is the information:

  • Bluestone Patio & Landscaping Service (also known as Katy Topsoil)

    Bobcat work - $75/hour (4 hr minimum) - most lots would only require 4 hours
    Dirt - 8 yards @ $100/load
    Hauling off dirt - 8 yards @ $50/load + loader cost
    French Drains - $25/ft
    Sod - Tiff 419 - $120.00 per pallet + delivery
             St Augustine - $100 per pallet + delivery
    Sand - Masonry white sand - $30.00 per yard, 4 yard min (same as used on Gleason's beach)
              River sand (sharp) - $30.00 per yard, 4 yard min (same as used on Joe Shea's lot)
    Gravels - $55.00 per yard, 4 yard min
    Silt Fencing - will quote (averages $3/foot)
    Lawn mowing - will quote
    Total Package - Mowing, weeding, fertilizing, etc.. $425/month (most lots with houses)
     

  • Dixon Brother's Tractor & Dump Truck Services
    (this is who recently leveled the lot next to the Gleason's)

  • Rent Chuck's Tractor
    Do you want to do it yourself? Or maybe you need a tractor for only a few hours on short notice.

    $75/half day (5 hours pick up at 9am, return by 2pm) or $130/full day (pick up at 9am, return next morning)

If you're interested in fixing your lot, but don't know what you'll need, feel free to contact Joe Shea at 832-265-0039 or Chuck Gleason at 469-363-4675.  If we can get enough lot owners interested, we'll schedule the services with Dixon or Bluestone so they can come out one time and do several lots during that trip.  Another option is for several lot owners that live next do to each other to go in together and have the company do all lots at the same time, thus reducing the amount of time required.  Just let us know if you have any questions.
